What is Rental Yield?

Rental yield is the annual rent a property earns as a percentage of its value — the real-estate equivalent of a dividend or interest rate. In Indian cities gross yields are usually 2–4%, lower than fixed deposits, so capital appreciation matters too. The net yield deducts maintenance and other costs for a truer picture.

Formula

Yield = annual rent ÷ property value:

Gross yield = (monthly rent × 12) / value × 100

Net yield = ((rent − maintenance) × 12) / value × 100

For a full picture, also deduct property tax,
society charges, repairs and vacant months.

How to use this calculator

Enter the monthly rent you expect, the property's purchase value, and the monthly maintenance/society charges. The calculator shows both the gross yield and the net yield after maintenance.
