What is Rental Yield?
Rental yield is the annual rent a property earns as a percentage of its value — the real-estate equivalent of a dividend or interest rate. In Indian cities gross yields are usually 2–4%, lower than fixed deposits, so capital appreciation matters too. The net yield deducts maintenance and other costs for a truer picture.
Formula
Yield = annual rent ÷ property value:
Gross yield = (monthly rent × 12) / value × 100 Net yield = ((rent − maintenance) × 12) / value × 100 For a full picture, also deduct property tax, society charges, repairs and vacant months.
